Magenta Living Fire Damaged Void, King Street

As part of our void maintenance contract with Magenta Living, UPS carried out full refurbishment of this ground-floor flat in Wallasey, to restore the property to lettable standard after a fire.

Whilst there was no structural damage, the fire and smoke had spread through every room in the flat, causing extensive damage and staining the walls, flooring and ceilings. During the very early stages of the works, a drain also collapsed and sewage seeped into the property causing further damage.

After the client’s approved drainage contractor had repaired the collapsed drain, UPS stepped in to fully refurbish the property and allow a new resident to move in as soon as possible.

The works involved removal and replacement of plasterboard, re-skimming walls and ceilings, re-screeding floors, treating all surfaces prior to decorating to prevent stains from smoke damage. We carried out a full electrical re-wire, replaced the boiler and central heating system, replaced joinery throughout including skirting, architraves and internal doors and installed a new kitchen and bathroom. We also replaced all windows and external doors and cleaned and repaired damaged to the communal area and external brickwork.

The property was restored to a very high standard within agreed timescales, with all fire damage fully rectified to ensure there are no further issues when the new resident moves in.

UPS carries out on average 4 major voids per month for Magenta Living, usually involving investment works such as electrical re-wires and replacing heating systems, kitchens and bathrooms. We also support Magenta Living’s in-house team with their minor voids workload during busy periods.
